Listen to their needs

You might see memes floating around the internet that say real estate agents are stand-ins for therapists.  There might be a little truth to this.  Once your client feels they can trust you, they will open up to you about a lot of personal things in their lives.  You should always be kind and respectful and help them sort out their feelings and make wise decisions during the home buying process.  If you meet their needs, they will be ever thankful for you.

Show them houses in their budget

What’s the point in your clients telling you their budget if you’re not going to follow it?  People generally want to stay well within their budget.  Now, if their expectations are out of control and they need to see just how much their ideal home would really cost, then show them a house priced above their budget.  But, for the most part, you do the work to find houses that are priced correctly and would be a good fit for them.

Cater to their situation

Your clients do not fit a ‘one size fits all’ solution to finding homes.  Some clients might be relocating for a job, others might be ready to buy their first home, and still others might be retiring and downsizing.  By understanding your client’s unique situation, you will be better able to find them a suitable home.

Respect their time

Your clients are busy people.  They work a lot, they might have children to take care of, and they have other responsibilities that are tugging at their time and attention.  Don’t bombard them with too much and leave them feeling overwhelmed.  Take the time that they can give out and go out and show homes.  In likewise fashion, you can ask your clients to respect your time if you are being pulled away for your family or other obligations to show houses or meet too often.  

Give them honest answers

If your client asks you a direct question, about the purchasing process, about the house they are viewing, or anything, answer them directly.  Don’t ever lie or skate around the truth.  If you don’t know the answer, tell them you don’t know but you will find out.  People respect you more when you are honest and upfront with them.

Negotiate on their behalf

One of the best things you can do as a real estate agent is step up to bat for your clients.  This means that you are willing to negotiate for them and work for their best interests.  Make sure they get everything in closing that they are asking for.  When you work to get your clients what they want and need, they will be sure to rave about you.
