3 Tips to Help Sell your Client’s Home

As an agent, successfully selling your clients’ homes is obviously a huge part of your success! As such, there are a number of ways that you can improve your chances of having a successful sale! First, take a look at the exterior of the home and suggest any landscaping changes or improvements that can be made! Second, help your clients to declutter and open up some additional space within their home. Lastly, be sure that you are using all of your available marketing channels to get the word out about your client’s home!

 

Make Any Necessary Landscaping Changes

You’ve probably heard many times about the importance of curb appeal, and it is of incredible importance! For any potential homebuyer, the exterior of your clients home is the window into the home itself, and if the curb appeal is lacking then the homebuyer may already begin to form a negative opinion of what’s inside! That said, a home that presents incredibly well from the outside is more likely to make potential homebuyers want to come inside and have a more positive outlook on the home before they ever walk through the door! Landscaping can be expensive, and what you decide to do/are able to do depends upon the time of year. However, don’t be afraid to suggest some small changes to freshen up the façade of the home!

Declutter

Decluttering is a task that isn’t terribly enjoyable, and that’s often why it needs to be done in the first place! However, prospective homebuyers that walk through your client’s home will appreciate a home with plenty of open space! If your client’s haven’t decluttered, then it will be more difficult for them to picture themselves living in your client’s home! After all, it’s hard to picture yourself living anywhere if it’s full of someone else’s stuff! Your clients don’t necessarily have to completely empty out their home—after all, having certain rooms staged is a great way to show off the potential of the space! However, anything that takes up a lot of space or is a piece of furniture that isn’t necessarily neutral in color should be moved out if possible! You want prospective homebuyers to have plenty of space to envision themselves in!

Get the Word out

As an agent, it’s up to you to market your client’s home and do so effectively! This goes beyond simply putting a for sale sign in the yard and listing the home on an inventory database. Any successful agent knows that having a strong presence online is important, and self-marketing the homes that you’re selling is extremely important! Use your resources on social media to share information about the homes that you’re selling, and get the word out about open houses! Social media is a great way to appeal to a wide client-base very quickly, so you should always strive to take advantage of this!
